Note: Our data exclude some areas of the Taos MLS (Angel Fire, Eagle Nest, Red River, Raton, Chama, Mora, San Miguel County, “Other”) which we do not consider relevant to the main Taos market.
January 2016 sales were down compared to January 2015. However, January — and winter in general — is the slow season in the Taos real estate market, and not a reliable indicator of trend for the rest of the year. We expect increases this year in both the number of transactions, in median and average prices, and in total dollar sales.
Single-family homes sales in January 2016 were down from January of the previous year: 11 vs. 15. However, dollar sales were up 15%. The median and average prices were up substantially, due to a continuing increase in sales above $400,000.
Condo sales in January 2016 were 5 units compared to 4 in January 2015. Dollar sales were up, as both the median and average prices were higher.
Multi-family sales – None in January this year vs. 2 last January.
Land – January 2016 saw 4 closed sales, down slightly from 5 last January.
Commercial – There were no commercial sales in January 2016 or January 2015.
